A Little About This Space

The future of sustainable retail is coming to London’s West End and it’s the first of its kind. The formerly underused Bird Street will trial next-generation technology – dubbing it UK’s first 'Smart Street'. You'll experience first-hand the future of retail, where electricity is powered by pedestrian movement and Airlite paint purifies the air around you. Centrally located off Oxford Street – one of the busiest shopping destinations in Europe – Bird Street is a place of calm away from the storm, showcasing unique technology, music, fashion and lifestyle brands.

We’re currently looking for a slick food and beverage concept (serving coffee is a must) to take over this space and bring in repeat customers. If you’re sustainable and ethical, that’s even better. Your space comes fitted with sinks, counter tops, a hot water supply, lighting and heating. There’ll be seating areas along Bird Street so it’s set to be a go-to place to shop, have lunch, grab a coffee and unwind. It’s grassy and pedestrianised, and the spaces are designed to look like origami birds – so it will draw a lot of attention throughout the day.

Between Selfridges, Reiss and Gap, you’ll set up shop among a mix of diverse and renowned brands. Getting around is best by foot. Marble Arch, Bond Street and Oxford Circus underground stations are a few minutes’ walk.

Rules of The Space

Trading Hours:
Mon-Sat: 10am – 7pm // Sun: 11am – 7pm
Check-in / Check-out occurs on Wednesdays.

Minimum duration: 6 weeks // Maximum duration: 15 weeks

Services included in pitch fee: Street cleansing, security, space management, marketing, electricity, water.

There will be an additional cost of £96, this covers Westminster licensing fees.

There will also be an additional fee of £80 to cover printing, production and installation of a branded vinyl and A board, this is organised by the landlord.

Amenities provided: Cold water supply (with isolated tap ½ inch or ¾ inch BSP), sink, work top counter, bench top, space for logo sign, lighting, heating, staff toilet facilities, bin store, power (32 amp commando socket - single phase). *There is no mains water waste connection, water waste will be collected via gravity fed ubend to 20 litre container, which will then have to be emptied.

Design and fit out must be approved by the landlord prior to occupancy. The unit must be returned to its original condition at the end of tenancy, including filling any holes drilled.

Note that the tenant is responsible for producing and installing the logo vinyl (size 1000 x 650mm/ 39.3" x 23.6"). Template and white metal A board will be provided. All signage must be approved by landlord and fit within guidelines.

You will need to have public and product liability insurance in place, plus any applicable H&S documentation and PAT testing certificates.

A refundable deposit of £580 applies to this space.

The unit does not have an A3 license, so cooking via gas or open flame is not permitted on site.

The operator must provide a coffee offering in addition to anything else they will be looking to offer.

You will be required to vacate your occupancy by midday on the last day of your tenancy.

The Tenant must indemnify the Landlord against any losses or liabilities arising from any breach of any of the Tenant’s obligations in the Tenancy Agreement. If the Landlord gives notice to the Tenant identifying a breach, then the Tenant must take all steps reasonably required to remedy this within 2 working days. In case of default the Landlord may enter the premises to remedy the breach and all liability incurred by the Landlord in so doing will be recoverable from the Tenant as a debt. The Landlord is entitled to make deductions from the Tenant’s deposit in respect of any damage to the Premises or the Building, or any breach of obligations.

Rights granted to the Tenant in respect of use of the Premises and related utilities are granted on the condition that the Tenant does not interfere with or obstruct the rights of the Landlord or any other person so entitled.

Home Truths

The street is currently being transformed in time for launch on the 22nd June 2017.

There is no mains water waste connection, water waste will be collected into containers and can be emptied at a neighbouring building.

All brands in this space must serve coffee in addition, so shoppers can come to you for a quick daytime fix.
